GRE will customize a growth strategy based on any number of factors,such as market research, demographic profile, occupancy costs tolerance and physical site attributes. We will conduct site tours to provide the client the opportunity to touch and feel perspective locations and provide the collateral materials necessary for the client to evaluate such locations.
Whether acquiring sites on a free simple or long-term lease basis or leasing second-generation space, GRE has the requisite skills to assist in creating a negotiating deal structures which meet each clients I cannot make and risk objectives. We will generate the letters of intent necessary to effectively negotiate salient business terms in order to facilitate an official contract and/or lease negotiation process.
GRE can structure each deal to meet the client specific needs, whether facilitating land acquisition transactions for self development, fee developing sites for the client based on specific design/build criteria or delivering turnkey build to suits utilizing our own capital resources.
DISPOSITION OF SURPLUS PROPERTIES
Should the inflammation of your new strategy results in closing of exiting stores with remaining lease term, GRE can backfill the dark spaces to reduce or eliminate dead rent.
GRE works with clients and their consultants to ensure customary due diligence inspections are completed for each prospective site, such as soil test, environmental site assessment, title inspections and surveys, etc.
GRE consults with its clients and their consultants to fully evaluate and seek the entitlements necessary to operate the clients use and will oversee the review process for approval such as land use designations, rezonings environments is too successful completion.
GRE will manage the building and the selection procedures for critical consultants, such as architects, civil engineers and general contractor. Furthermore, GRE will oversee all aspects of any construction and development activities to ensure that sites are delivered to the client in a timely and cost-effective manner.
